Burst Pipe in Windsor, CO? What to Do in the First 10 Minutes
A burst pipe does not wait for business hours. Water spreads fast — into drywall, flooring, and anything stored nearby. What you do in the first ten minutes decides whether it stays a plumbing repair or becomes a water-damage repair too. Stay calm, work through these steps in order, and get help on the way as soon as you can.

1. Shut off the water (minutes 0–2)
Find your main water shut-off valve and turn it off. In most Windsor homes it is near where the water line enters the house, in a utility room, basement, or garage, or at the meter. If you cannot find it or it will not turn, call for help right away and say the shut-off is stuck — that changes what the plumber brings.
Do not wait to "see if it slows down." A burst pipe will not fix itself, and every minute of flow adds to the damage.
2. Turn off power near the water (minutes 2–3)
If water is running toward outlets, light fixtures, appliances, or your electrical panel, stay out of the wet area and switch off power to that part of the house from the breaker box. Do not step into standing water to reach a switch. If you cannot reach the breaker safely, leave the area and wait for help.
3. Open faucets to drain the lines (minutes 3–5)
Once the main valve is off, open the cold-water faucets at the lowest level of the house, then the hot-water faucets. This lets the remaining water drain out of the pipes instead of continuing to leak from the break. Flush toilets once to drain tanks and bowls.
4. Move valuables and contain the water (minutes 5–8)
Move rugs, electronics, papers, and furniture out of the wet area. Lay towels along the edge of the spreading water and use buckets or pots under an active drip. If water is coming through a ceiling, place a bucket under the bulge and, if it is sagging badly, stay clear — a waterlogged ceiling can come down.
5. Call for emergency help (do this as early as you can)
Once the water is off and the area is safe, call an emergency plumber. When you call, say: where the burst is (if you know), whether the main valve is off, whether water reached electrical areas, and whether the house has a basement or crawl space. That information helps the plumber come prepared.

6. Take photos before you clean up (minutes 8–10)
Before mopping, take clear photos and a short video of the burst area, the water's path, and anything damaged. Do this only where it is safe. These records help if you need to make an insurance claim later.
What NOT to do
Do not use a hair dryer, torch, or open flame to thaw or dry anything near a burst pipe.
Do not turn the main water back on "to check" before the pipe is repaired — the leak will restart.
Do not ignore a small leak after a freeze. A pipe that split during a cold night can look minor and still be leaking inside a wall.
After the repair: prevent the next one
Once the immediate emergency is fixed, the prevention steps pay for themselves: insulate exposed pipes, keep the heat on during cold snaps, let faucets drip on the coldest nights, and winterize outdoor spigots before the first hard freeze. Our guides on preventing frozen pipes and winterizing your house plumbing walk through each step.
Quick checklist (save this)
- Main water off.
- Power off near water, if safe.
- Faucets open to drain lines.
- Valuables moved, water contained.
- Emergency plumber called.
- Photos taken before cleanup.
A burst pipe is stressful, but the first ten minutes follow a simple order: stop the water, stay safe, drain the lines, protect what you can, call for help, document. Everything else can wait.
